Why do we earn more than the market?

The Dubai real estate market is divided into two parts:

Open market

Market-rate deals available to anyone with a mortgage or time.
Distressed Market (Urgent Buyout)
Deals with a 20–40% discount from banks (foreclosure) or owners in a critical situation.
Entry into the second market is only possible under one condition: funds must be immediately available. A bank or seller in need does not wait for a tranche to be approved.

Kentavra is a liquidity operator. We raise capital in advance so that when a "hot" lot appears, we can buy it within 24 hours.

Why is capital contributed before the transaction?

The classic "found a property and started raising money" approach doesn't work here. While the investor is making the transfer (3-5 days), the liquid lot, discounted by 30%, has already been purchased by competitors with cash.

    Your funds are held securely in the company's accounts (Segregated Client Account) awaiting a suitable asset.
    • Average transaction waiting period: 1–3 months.
    • Guarantee: If we do not find an asset with the target discount within 3 months, you have the right to withdraw the capital without penalty.
  • Strike
    As soon as analysts find a lot with a discount of 20-40%, we use your deposited capital to issue a Manager's Check on the same day.
Important: We hold your money not for the sake of holding it, but for operational readiness. This is your entry fee to transactions inaccessible to regular buyers.

Strategy and Rationale

How do we earn 30%+ per annum?
We focus on exceptional situations requiring immediate liquidity:
Cash gaps of owners
Job loss, urgent departure, business debts. A person needs money "yesterday" and is willing to give up the asset for 60-70% of the price
Bank Auctions and Foreclosures
Buying out mortgaged apartments from banks before going to public auction
Market mistakes
Undervalued assets due to poor photos, lack of access, or seller's legal illiteracy

Assessment and Security

How do we know it's truly cheap? We don't take brokers' words for granted. We use rigorous mathematical verification (Cross-check Validation) before spending every dirham:
  • DLD Historical Data

    We look at the actual prices of transactions registered in this building over the past 90 days.
  • Fire Sale Stress Test

    We're calculating whether we can break even if the market falls 10% tomorrow. If not, we don't enter.
  • Independent assessment

    Using Property Monitor data and, where necessary, engaging MRICS (RICS) valuers to confirm Fair Market Value.
  • Comparison

    We always compare the entry price not with the “listed price”, but with the actual recent sale price (Last Sold Price).

Commissions and Profit Calculation

Win-Win Model: 2/20

  1. Management Fee: 2% (one-time fee upon deposit). Covers administrative expenses, office maintenance, and the analyst team during the search period.
  2. Carried Interest (Success Fee): 20% of net profit after exiting the deal.
Simulation
An investor deposits AED 1,000,000. We find an asset with a market value of AED 1.5M for AED 1.0M (a 33% discount).
